An exciting opportunity has arisen for an experienced Joinery Project Manager to join a specialist joinery manufacturer based in Letchworth Garden City, Hertfordshire, delivering bespoke joinery packages for commercial fit-out projects in London and the South East.
Our client designs, manufactures and installs bespoke joinery in its own workshop, with a strong focus on sustainable joinery. Projects are mainly commercial fit-out with joinery packages of up to £1 million.
This is a senior role for a Project Manager with a genuine joinery background who can run projects as the number one, from order handover through design approvals, procurement, workshop manufacture and finishing, to installation, snagging and close-out. You will split your time between the office and workshop in Letchworth and client sites in London.
What You'll Be Doing
- Leading joinery contracts from order handover to close-out, owning the contract programme and the key drivers of each project: programme, setting out, procurement, production, installation and close-out
- Managing budgets and margins, reviewing CVRs, giving early warning of overspends and spotting commercial risks before they become problems
- Administering JCT contracts, including variations, valuations, payment applications and final accounts, and making sure work is manufactured and installed in time for valuation dates
- Building and updating detailed programmes and logistics plans so workshop output matches site readiness
- Working with the design team on samples, technical submittals, setting out rods and design meetings, and getting drawings approved and issued into production
- Managing the procurement schedule and buying the non-production items for each contract
- Acting as the main point of contact for clients, main contractors, architects, interior designers and the internal joinery team, and attending site and progress meetings
- Arranging site surveys, preparing the site health and safety file, risk assessments and method statements (RAMS), and managing site safety
- Supervising installation teams, checking joinery quality in the workshop and from outsourced suppliers, and managing snagging and handover
- Producing contract reports and helping to develop client relationships and win new projects
What We're Looking For
- At least 3 to 5 years managing high-value projects in bespoke joinery, cabinetry, shopfitting, high-end retail or commercial fit-out
- A practical background in bench joinery, cabinet making or joinery installation
- Proven experience with JCT contracts and with managing variations and changes in scope
- Confident reading architectural and joinery drawings, with a working understanding of CAD and timber manufacturing
- A valid CSCS card (Black or Gold) and SMSTS or SSSTS
- First Aid at Work (desirable)
- Strong programme, project and team management skills, with confident negotiation and communication
- Highly organised and detail-focused, and able to work under pressure and manage a changing to-do list
- Proficient in Microsoft Office and Outlook
- Within commuting distance of Letchworth Garden City, with the ability to travel into London as projects require
What's On Offer
- Salary: £65,000 to £85,000 per year, depending on experience, and more may be available for the right candidate. The salary is all-inclusive, with no separate car or car allowance.
- Full-time, permanent position
- Immediate start available
- A senior, hands-on role reporting directly to the Directors
- Bespoke commercial fit-out joinery projects of up to £1 million
